Capital Gains Tax (CGT) Valuation
Australia's Government has replaced the current CGT discount system with a cost-base indexation model plus a new 30% minimum tax on capital gains, taking effect from 1 July 2027. The old 50% discount will still apply to gains accrued up to that date, but gains accruing afterward will be taxed under the new regime — using the asset's value on 1 July 2027 as the reset starting point. This creates a "deemed disposal and reacquisition" split: pre-2027 gains stay under the old rules (deferred until actual sale), while post-2027 gains fall under indexation and the 30% minimum tax.
Getting a valuation around that date matters mainly for assets without a public market price — private businesses, family trusts, and property — since listed shares already have a clear price on the day. Without a contemporaneous valuation, there's no defensible way to split what portion of an eventual gain falls under the old concessional rules versus the new ones, and evidence of market conditions becomes much harder to substantiate the further past the date you try to establish it.
Practically, a proper valuation reduces the risk of dispute with the ATO later, and preserves the option to use an actual market value instead of the ATO's alternative apportionment formula if that formula would give a worse result.

Stamp Duty & Family Law Valuation
A stamp duty valuation is often required when property is transferred between parties outside of a standard arm's-length sale — for example, when a property is gifted, transferred between family members, moved into or out of a trust, or transferred as part of a business restructure. Because no sale price exists to base duty on in these situations, state revenue offices require an independent market valuation to determine the property's value and calculate the correct amount of stamp duty payable. Getting this figure right matters: an inaccurate or unsupported valuation can lead to disputes with the revenue office, delays in settlement, or an unexpected tax bill down the track.
A family law property valuation is typically needed during separation or divorce, when a couple's assets — including the family home, investment properties, or business premises — need to be divided as part of a property settlement. Courts and legal representatives require an independent, defensible valuation to ensure the division of assets is fair and based on accurate current market value, rather than outdated figures or one party's estimate. Because these valuations often carry legal weight and may be scrutinised by both parties' lawyers or the court, it's essential that they're prepared by a qualified, impartial valuer with no stake in the outcome.
Whether you're navigating a family transfer, a trust restructure, or a separation, we understand these situations often come with financial and emotional complexity. Our role is to provide a clear, independent, and legally sound valuation — giving you and your legal representatives the confidence to move forward, whatever the next step looks like.
